Terms of Payment
- Upon booking - 100,000 baht
- Upon signing of this agreement - 30% (One month after the booking date)
- The remainder of 70% - 10 months installment (One month after the agreement signing date)
Note:
- Price and term of payment are subject to change without prior notice.
- There is an additional cost of 500,000 baht for land plot no. 1 to 4
- Maintenance fee has to be paid in advance 1 year 48,000 baht (4,000 baht per month)
- The Tenant / The Buyer shall build a house in accordance with Koh Kaew Development Co., Ltd terms within 2 years.
- The Tenant and The Buyer shall comply with all rules and regulations of construction by the landlord or the seller (Koh Kaew Development Co., Ltd)
2. Restriction for Construction in Project
Koh Kaew Development Co., Ltd. has already divided the land into number of plots as well as completed the necessary infrastructure. Consequently, Koh Kaew Development Co., Ltd.'s plan is to sell each plot with a finished house or sell each plot as an empty land.
For the empty land, Koh Kaew Development Co., Ltd. has come up with restrictions for buyers, in order to ensure that the houses, which will be constructed, have similar concept, style and theme as the ones, constructed by Koh Kaew Development Co., Ltd.
The restrictions are as follow:
- These restrictions are a part of the “sale and purchase agreement” for the land in BOAT LAGOON PARK RESIDENCE Project. If “Buyer” breaks one of these restrictions, “Buyer” will automatically have failed to follow the “Sale and purchase agreement” and “Seller” is entitled to end the agreement or force the “Buyer” to follow the agreement.
- Exterior of the houses are restricted to four styles
- Rainbow House Style
- Horizon House Style
- Aurora House Style
- Corona House Style
- Other Styles , which is approved by Koh Keaw Development Co., Ltd.
These styles must have roof colors and materials, the layout plan and the colors of the houses as well as the materials used which are similar to 2.1 - 2.4.
The design has to be approved in writing, before the construction can begin.
- The length, width and height of the houses are specified according to clause 2
- “The house must have the minimum distance of 2.5 meters from the fence for all sides (except from the garage to the road).
- The height of the house must not exceed 10 meters, measuring from the ground level to the top of the roof.
- There must be a minimum of 30% green area within each plot once the house is completed
- “Buyer” must complete the construction within 2 years, starting from the date, which the Sale and Purchase agreement is signed. Also, before beginning the construction, “Buyer” must keep the plot clean and tidy.
- The height difference between the ground floor level and the beam of the fence must not exceed 0.50 meters.
- During construction, “Buyer” must strictly follow “Restriction during construction”
- The water system, telephone line and power supply as well as a spare pipe, have all been prepared for the “Buyer” as follow:
- Power Supply, S.D.B. (SUB DISTRIBUTION BOARD) Box and 3 phases (30/100 Ampere) Power Supply meter have been installed in the park, “Buyer” must lay his own underground cables from his plot to the S.D.B. box.
- Telephone lines and a spare pipe (for cable T.V./ Broad band), We have laid the telephone cables (Type: A.P. 0.65 SQ. M.M. X 6 P.R.S.) as well as a spare pipe (for cable T.V./ Broadband / etc) at S.D.B. box in the park. Buyer must lay his own underground cables from his plot to the S.D.B. box.
- Inflow / clean water system, We have laid the P.E. pipe into the metal box in front of each plot. The diameter of the pipe is ? 1 inch. “Buyer” must lay his own underground pipe and install an “?1 inch” water meter in the same metal box.
- Outflow / used water system. We have laid the drainage pipe for “Buyer”. But the drainage / used water must be treated and oxygen then added in before “Buyer” can drain it into the drainage pipe along the road side. We have laid the “10 inch” pipe from the manhole on the side of the road to all the plots.
- “Buyer” is prohibited to do any extensions on the exterior of the house before the approval is granted. These extensions also include the change in exterior materials and their colors.
- In the future, if there happens to be a sale / a transfer / an inheritance, the new buyer / the transferee / the inheritant must also follow these restrictions strictly.
We reserve the rights to add / modify these restrictions as deem appropriate.
3. Restriction During Construction
To build, demolish, or modify any buildings or constructions in the residential area of Koh Kaew Development Co.,Ltd., the owner of the property or the contractor have to strictly follow these rules;
- The construction area has to be covered with green fence 2 meter high and make an entrance only through the road.
- Carefully protect dust from construction.
- Normal working hours : Mon - Sat 8.00 am. - 6 pm. With no working overtime.
- No worker's camp and no workers in the construction area.
- Workers and trucks carrying construction materials are only allow to use back gate and they must be checked by the security officer.
- Only use the construction area within the fence. The road and other common areas are not allowed.
- Workers are not allowed to use or pass any common area at any time.
- Provide toilet for worker within the construction area.
- The owner or contractor has to arrange water and electricity. If the electricity is needed, it can be arranged temporary from the company with documents provided.
- The owner of the property is responsible for contractors, workers. They have to strictly follow the company's rule and respect the company's foreman.
Koh Kaew Development Co.,Ltd. reserves
the right to add/modify these restrictions depending on the suitability.
